The ranges overlap because material matters as much as size: a coated single-wide sits at the bottom of the first row, a metal roof on a large double-wide at the top of the second.

Roof area here is floor area plus about 5% for the overhang, the same ratio Fixr uses for its reference home: a 1,500 ft² double-wide with roughly 1,580 ft² of roof. For a home with a steeper added roof, measure the roof itself; how many squares is my roof covers the method.
These per-foot prices are lower than for a site-built house, where architectural shingles run $3.80–$9.00 per ft² of roof. A mobile home roof is one story up, low in slope and usually a simple shape, so crews work faster and need less staging. The full site-built comparison is in roof replacement cost.
What a tear-off adds
Removing the old roof covering adds $0.50–$1.00 per ft²:
- About 1,030 ft² single-wide: $516–$1,032
- About 1,770 ft² double-wide: $885–$1,770
Whether an existing layer can stay under the new one depends on the condition of the roof and on local and park rules, so ask the contractor to state in the quote whether the price includes removal. The general trade-off is covered in tear-off vs roofing over.
Coating instead of replacing
A liquid roof coating, at $2–$3 per ft², is the cheapest line in the material table. It is a sensible choice when the roof surface is worn but the structure underneath is sound: no soft spots underfoot, no sagging, and no stains on the ceiling that point to wet decking.
When the decking is soft or wet, a coating seals the moisture in and the problem continues underneath. That is the same test that decides repair against replacement on any roof; see repair or replace a roof.
Repairs
A local repair on a mobile home roof is priced like a repair on any roof: most repairs cost $300–$1,500, and fixing a leak typically costs $400–$1,200. Where leaks start and what finding them costs is in cost to fix a roof leak.
Repairs make sense on a roof with years of life left. When the same roof needs a repair every season, the replacement prices above usually cost less per year.
Other lines worth pricing at the same time
- Roof insulation: $500–$2,000 for a mobile home. Adding it while the roof is open avoids opening it again.
