Fixing a roof leak costs $350 to $1,500, and the average repair is about $800. The biggest factor is where the water gets in: clearing a clogged gutter runs $100–$250, replacing a cracked vent boot $150–$400, and leaks at valleys, chimneys or areas with damaged decking cost up to several thousand dollars.

Why the same leak is priced differently
Finding it. Labor is about 60% of a leak repair, and part of that labor is locating the source. A leak with an obvious cause, such as a missing shingle above a wet spot, is quick. A leak that only appears in wind-driven rain can take a return visit.

The masonry at a chimney. A chimney leak can be a flashing reseal or repointing, a new crown and new counter flashing, which is why its range is the widest. Roof flashing replacement cost covers the flashing side in detail.
Narrowing down the source
A stain on the ceiling is rarely under the hole. Water enters the roof, runs down the underside of the roof boards and along the rafters, and drips where the wood levels out or a nail gives it a path.
Before a roofer's visit:
- Check the gutters above the stain. A clogged gutter or downspout can back water under the roof edge. It is the cheapest cause to rule out, and it only happens in heavy rain.
- Go into the attic after rain with a flashlight and follow wet wood uphill from above the stain.
- Look at the penetrations first: vent pipes, the chimney, skylights and any wall where a lower roof meets the house.
- Note when it leaks. Every rain points to a hole; only wind-driven rain points to flashing or a lifted shingle; only in winter, with snow on the roof, points to an ice dam.
An ice dam leak is a sign of warm air reaching the roof edge and of missing eave membrane. Ice and water shield requirements covers where the code requires that membrane.
Water also damages what is below it: wet insulation and a stained or sagging ceiling are separate repairs, not part of a roofer's leak price.
What a leak repair quote should say
- The cause found, in specific terms: "cracked vent boot on the rear slope", not "leak repair"
- The repair, including whether flashing is resealed or replaced
- Whether decking replacement is included, and the per-sheet rate if it is not
- A warranty on the repair, in months or years
A quote that lists only sealant or roof cement on a shingle roof describes a temporary patch. That can be the right choice for a roof due for replacement soon, as long as it is priced as one.
When a leak means replacement
A single leak on a roof with years of life left is a repair. Leaks in several places, a soft or sagging deck, or a roof past about three quarters of its expected life point to replacement.
