Garage Roof Replacement Cost: $1,200–$4,500 With Shingles, and How to Price a Shed Roof

Small roofs cost more per square foot than house roofs because the trip, setup and disposal are spread over fewer squares. The roof area, not the garage's floor size, decides the price.

Replacing a garage roof with asphalt shingles typically costs $1,200–$3,000 for a one-car garage and $1,800–$4,500 for a two-car garage. Metal on a two-car garage runs $3,500–$8,000. A 10 × 12 ft shed roof comes to roughly $320–$800 with roll roofing or $640–$960 with three-tab shingles.

Two worked garage examples

Roof area is what gets priced, and it is larger than the garage floor: add the overhang, then multiply by the pitch factor (1.118 at 6/12). The roof pitch multiplier chart lists other pitches.

The one-car example sits inside the published one-car range. The two-car example lands above the published two-car range for shingles, because this garage has a 6/12 pitch and overhang on every side; published ranges fit smaller or lower roofs. Attached and detached garages

A detached garage roof is its own job and is priced as above.

An attached garage roof usually shares its shingles, underlayment and flashing with the house. Where it meets the house wall, flashing ties the two together, and replacing only the garage section can leave a visible color change against older house shingles. Many owners replace an attached garage roof together with the house roof for that reason.

Flat garage roofs

Garages are the most common place for a flat or very low-slope roof. Membranes are the standard covering there: EPDM at $3–$10 per ft² and TPO at $4–$8 in the garage figures above. Decking, permits and timing

  • Decking: about $2–$5 per ft² where it has to be replaced. That matches $75–$150 per 4 × 8 sheet, the rate used on this site, since a sheet covers 32 ft². Roof decking replacement cost covers the contract wording.
  • Hidden rot found after tear-off: typically adds $300–$1,200 on a garage.
  • Permits: $50–$500, depending on the city or county.
  • Time: one to three days for most garages.

Shed roofs

A 10 × 12 ft shed with a 6-inch overhang and a 6/12 pitch has about 160 ft² of roof, or 1.6 squares:

Materials for doing it yourself: at 3 bundles per square plus 10% waste, 1.6 squares needs 6 bundles of architectural shingles, before starter strip and ridge cap. The count for other sizes is in how many bundles of shingles per square, and nails in how many roofing nails per square.
